What's New at Brandon Exchange Mall: 2026 Stores and Updates

Drive past the mall on State Road 60 today and the sign says Brandon Exchange. Ask anyone waiting in the food court line what mall they're at and half will still say Westfield. That gap between the sign and the habit is worth pausing on, because it's hiding the more interesting story: this mall has spent the last three years quietly rebuilding itself around a strategy that has nothing to do with replacing one chain store with a similar one.

The name changes alone are dizzying. Unibail-Rodamco-Westfield sold the property for $220 million in 2023 as it exited the mall business in the United States entirely, and this was the last Westfield-branded property the company owned in Florida. The new owner, North American Development Group, briefly called it Brandon Mall before settling on Brandon Exchange in May 2024. Three names in two years reads like corporate indecision. It wasn't. It was cover for a much bigger swap happening underneath the branding.

The Box Nobody Noticed Was Empty

On October 31, 2025, Dick's Sporting Goods opened a new concept store in the mall's former Sears space, a flagship called Dick's House of Sport. It's a different animal from a standard Dick's: more than 125,000 square feet, a rock climbing wall, sport cages, and outdoor field space. The company didn't add a second location. It moved, closing its original storefront elsewhere in the mall once the new one opened.

That left a sizable anchor box sitting empty in one of the busiest malls in the state, at the exact intersection where I-75, SR-60, and the Selmon Expressway meet. In commercial real estate that kind of vacancy usually gets filled fast, and usually with something familiar: another sporting goods chain, another department store spinoff, another mid-tier apparel brand hedging its bets on suburban traffic.

That's not what happened here.

What Moved In Instead

In December 2025, Primark announced it would open its first Tampa Bay location in that exact space, the one Dick's Sporting Goods vacated. Primark is a Dublin-founded fast-fashion retailer that didn't enter the American market until 2015, and the Brandon Exchange location was announced as part of the same expansion round that brought the chain to Mall of America in Minnesota for the first time, along with Vineland Premium Outlets in Orlando and Sugarloaf Mills outside Atlanta. Trade publication CoStar covered the announcement as part of Primark marking ten years in the US with a round of leases in markets the chain considers strategically important.

Put plainly: a brand hadn't yet operated anywhere in the Tampa Bay region looked at every enclosed mall from St. Petersburg to Brandon and picked the box that Dick's Sporting Goods just walked out of. That's not a leftover getting filled. That's a landlord treating vacated anchor space as leverage to bring in a name nobody else in the region has, rather than defaulting to whoever's willing to sign a lease.

The Rest of the Wave

Primark is the headline, but it's not the only new name showing up under the Brandon Exchange banner. Since 2025, the property has added or renovated:

  • Cavender's Boot City, a Texas-based western wear retailer carrying Ariat, Wrangler, Resistol, and Stetson, a category most suburban Florida malls don't carry at all
  • Pop Mart, the collectible art toy retailer that's become a first-to-market draw at flagship malls nationally
  • Designers Closet, a curated apparel and footwear shop opening near the new Dick's House of Sport
  • True Religion, now open with its denim and streetwear lineup
  • Journeys, back after a full store renovation
  • Sleep Number, reopened in a refreshed space built around its sleep technology line
  • Ben's Pizza, a family-owned New York-style pizza concept now serving in The Eatery, the mall's dining area

None of these are the kind of stores a struggling mall backfills out of desperation. Cavender's and Pop Mart in particular are the sort of tenants that show up when a landlord is choosing from a list of interested brands rather than begging for anyone to fill the square footage.

The Courtyard Is the Tell

The physical layout is changing too. Brandon Exchange has been rolling out a redesigned courtyard and plaza with new indoor and outdoor gathering space, explicitly framed by the property's own materials as a way to give shoppers somewhere to sit down with coffee or "soak up the Florida sunshine" between stores rather than just walking store to store and leaving. In the mall's own words, the goal is a property where shoppers are "at the center of it all."

That's a meaningful shift for a building that opened in 1995 as a pass-through retail box. Malls that are managing decline don't spend money on plazas. Malls that are trying to become a place people choose to linger do.

Why This Matters If You Live Here

None of this changes anything about buying or selling a house in Brandon, and that's kind of the point. This is just what's actually happening a few minutes from most front doors in Brandon, Bloomingdale, Riverview, and Valrico, since the mall's trade area stretches across all four. If the last time you set foot inside was before the Sears space became Dick's House of Sport, you're looking at a different mall than the one you remember. There's a climbing wall where there used to be appliances. There's a western wear store two doors down from a toy shop selling blind-box collectibles. And sometime in the coming months, there will be a Primark in the box that used to be Dick's Sporting Goods.
