Rifle Paper Co. Has a Move-In Date at Hyde Park Village. Ralph Lauren Doesn't.

Walk south on Snow Avenue past Village Circle and you'll pass a storefront that's said "Coming Soon" since spring. No paper on the windows announcing an opening week. No soft-launch Instagram post. Just a name in the online directory and a build-out that's taken longer than anything else that's changed hands at Hyde Park Village this year.

That storefront used to be The Wine Exchange. Since May 2026, Hyde Park Village's own directory has listed 1609 W. Snow Ave as Ralph Lauren, "Coming Soon," according to reporting from Hoodline. Four months later, there's still no confirmed opening date. Meanwhile, on the other side of the property, Rifle Paper Co. announced on September 2 that it's taking 714 S. Village Circle this fall, its second store after the original in Winter Park. That's a shorter runway from announcement to open than the corner two blocks away has managed from lease to storefront.

If you've been keeping half an eye on what's turning over in the Village this year, that gap is worth noticing. It's not that one brand is slower or less serious than the other. It's that Hyde Park Village is running two different retail clocks at the same time, and the corner at Snow and Village Circle happens to be sitting on the slow one.

Two Clocks, One Property

Paige took the space that used to be Mizzen+Main and had a full interior build-out finished within months of signing. LoveShackFancy moved into the old J. McLaughlin storefront at 1619 W. Snow Ave and had its two-day grand opening ready by July 10, according to Tampa Bay Business and Wealth. Both are premium apparel brands making their first appearance on Florida's west coast, and both moved from lease to open storefront faster than the Ralph Lauren build-out has managed so far.

Rifle Paper Co. is a different category of tenant entirely, a stationery and home goods retailer opening its second store ever. And it still beat the luxury apparel corner to a public timeline.

What Actually Slows a Storefront Down

The honest answer is that a Ralph Lauren build-out and a Rifle Paper Co. build-out aren't the same kind of project. LoveShackFancy's Hyde Park Village location was designed around a specific interior concept, blush grasscloth walls, decorative latticework, crystal chandeliers meant to echo historic Palm Beach homes, and that kind of custom interior takes longer to permit and finish than a straightforward retail fit-out. Flagship apparel brands tend to build stores as full brand experiences. A stationery shop selling planners, cards, and home décor doesn't carry the same construction scope.

That doesn't fully explain a four-month gap between "Coming Soon" and an actual date, but it's the difference that's visible from the sidewalk. Whatever is happening behind that storefront window at 1609 Snow, it's a bigger job than swapping a sign.

The Roster This Corner Is Joining

Ralph Lauren isn't arriving into empty space. Hyde Park Village's own tenant list already includes Anthropologie, Zimmermann, Reformation, lululemon, lululemon's neighbor Warby Parker, lifestyle brand PAIGE, and now LoveShackFancy and, soon, Rifle Paper Co. The property has spent more than a decade building toward this specific mix since WS Development bought the six-block, 270,000-square-foot center in 2013 and started replacing tenants that had lost momentum with brands making their first appearance on Florida's west coast.

Rifle Paper Co. will land next to Stoney Clover Lane at 712 S. Village Circle, and the same stretch already includes The Hyppo and Solidcore. That's a tighter cluster of smaller-format, personality-driven retail than the apparel-anchor side of the property, and it's where the faster turnover keeps happening.

The Rhythm That Doesn't Change While the Storefronts Do

None of this changes what's already reliable about the Village. The Hyde Park Fresh Market runs the first Sunday of every month, rain or shine, with more than 90 vendors setting up produce, plants, and handcrafted goods along Village Circle. The next one lands on October 4, 2026, according to the City of Tampa's events calendar, running 10 a.m. to 3 p.m. now that the market has shifted back to its longer fall hours.

August's 813 Day gave a good snapshot of how the old tenants and the new ones show up for the same event. Solidcore and Barry's led a community workout in Village Circle. Reformation handed out surprise beverages. Stoney Clover Lane ran its own 813-themed promotion, and Sesame poured $8.13 bagel specials during an early morning hour. Whatever storefront turns over next, that calendar keeps running underneath it.

What to Watch For Next
